I recently rented this very large, Gramercy one bedroom apartment. The homeowner was relocating and needed the apartment rented as soon as possible. At our first meeting, I explained the benefits of staging the apartment and how necessary it would be to clear out most of her personal effects, leaving only those things she was donating- they would become my cues for the apartment. By that, I mean furniture and decorative items that will provide cues to the scale of the apartment and rooms, but are generic enough that a potential tenant can see himself in that space. Most times, looking at an apartment, you don't want to feel as though you are in someone else's home- you want to be able to see it as your home.

I enlisted the help of Anne Broder from Broder Frauenglass Interiors. It only took a few hours to move furniture, place objects and create our "gotta go" pile. Result? The apartment was off the market after only a few showings...and we had more than one applicant! Not only did the apartment show well, but agents are more responsive to the photos we used to advertise the space. All in a day's work...
